Full House Rewiring in South Wales: What to Expect, Costs & Timescales

A full house rewire is one of the most disruptive — and most important — electrical jobs a property can undergo. Done properly, a rewire gives your home a completely fresh electrical infrastructure that will last 25–40 years. Done poorly or left too long, outdated wiring becomes a serious fire and electrocution risk. Here's what South Wales homeowners need to know.

When Does a Property Need Rewiring?

Wiring doesn't fail overnight — it deteriorates gradually over decades. The following are the most reliable indicators that a property's wiring may be at or beyond end-of-life:

What Happens During a Rewire?

A rewire involves replacing every circuit from the consumer unit outward — all lighting cables, socket circuits, cooker circuits, shower feeds, and specialist circuits. Here's the typical sequence:

First fix: New cable runs are installed throughout the property — under floors, behind walls, in the loft. At this stage the house is stripped back, with floorboards up and surfaces chased.

Consumer unit installation: A new compliant metal consumer unit with full RCD protection is fitted at the main intake position.

Second fix: All accessories are fitted (sockets, switches, pendants, spurs). Floorboards are relaid, plaster is made good.

Testing: Every circuit is individually tested against BS 7671. An Electrical Installation Certificate is issued.

Certification: Building Regulations notification is submitted via NAPIT, giving you legal evidence of compliance.

How Disruptive Is a Rewire?

Full rewires are disruptive — there's no way around it. Floorboards come up, walls may be chased, and the property has no power for periods during the work. Most homeowners in South Wales choose to live elsewhere during a full rewire if possible, though this depends on the size of the property and the scope of work.
